Residential:
Total Residential Transactions were up by 28.5 % in comparison to the last year.
In June 2020, there were 8,645 sales whereas in June 2021, there were 11,106 sales.
Whereas Total Residential Transaction (seasonally adjusted) went down by 9.1 % in comparison to the month of May 2021.
In June 2021, there were 8,885 sales whereas in May 2021, there were 9,770 sales.
Average Selling Price went up by 17 % in comparison to the last year.
In June 2020, the average selling price was $931,131 whereas in June 2021, the average sale price is $1,089,536.
Whereas Average Selling Price (seasonally adjusted) went down by 0.00 % in comparison to the month of May 2021.
In June 2021, the average sale price is $1,060,932 whereas in May 2021, the average sale price was $1,061,401.
Both property days on market and listing days on market went down by 34.6% and 27.8% respectively in comparison to the last year.
Commercial:
In Q1 2021, the commercial leasing activity went up in comparison to the Q1 of 2020 by 92.8%.
In Q1 2021, the commercial sales activity went down in comparison to the Q1 of 2020 by 4.1%.
The average industrial lease rate in the first quarter of 2021 went up by 19.2% in comparison to the first quarter of 2020. The average industrial lease rate per square feet in Q1/2021 is $10.24 per sq.ft. whereas in Q1/2020 was $8.59 per sq.ft.
The average commercial/retail lease rate in the first quarter of 2021 went up by 14.8% in comparison to the first quarter of 2020. The average commercial/retail lease rate per square feet in Q1/2021 is $19.88 per sq.ft. whereas in Q1/2020 was $17.31 per sq.ft.
The average office lease rate in the first quarter of 2021 went up by 2.4% in comparison to the first quarter of 2020. The average commercial lease rate per square feet in Q1/2021 is $18.1 per sq.ft. whereas in Q1/2020 was $17.68 per sq.ft.
Condominium Sales Activity:
In the second quarter of 2021, the condominium sales went up by 155% in comparison to the second quarter of 2020. In Q2/2021, total sales were 8,793 whereas in Q1/2020, total sales were 3,448.
In the second quarter of 2021, the average sale price went up by 10.8% in comparison to the second quarter of 2020. In Q2/2021, the average sale price was $686,312 whereas in Q1/2020, the average sale price was $619,521.
In the second quarter of 2021, the total new listings of the condominiums were higher by 64.6% in comparison to the second quarter of 2020.
The days on the market for the condominium went down by 31.6% in comparison to the second quarter of 2020. In the second quarter of 2021, the days on the market were 13 whereas in the second quarter of 2020, the days on the market were 19.
Condominium Rental Market
In the second quarter of 2021, the average 1-bedroom apartment rent went down by 9.4% in comparison to the second quarter of 2020. The average 1-bedroom apartment rent for Q2/2021 is $1,887 whereas average 1-bedroom apartment rent for Q1/2020 is $2,082.
